The quiet superpower behind 1,823 closings: we do not stop calling until you have an answer. Here is why follow-up is the most underrated skill in real estate.
What do clients remember most?
Ask past clients what they remember about working with me, and it is rarely the tours or the paperwork. It is that I kept showing up. I called back. I answered the question they forgot they asked. I followed up until they had an answer, and then I followed up again.
That is the skill I am most proud of, and it is the reason 98% of my business comes from past client referrals. People do not refer the agent who disappeared after closing. They refer the one who answered every time.
Follow-up is the difference between listed and sold
In a market where homes sit longer, follow-up is a selling strategy. It means checking in with every showing agent for feedback, calling the buyer's lender to keep the file moving, and staying on the appraisal and inspection like they are the only deal in town. Deals do not fall apart all at once. They fall apart in unreturned phone calls.
A big part of my business is homes that were previously on the market and did not sell. When I take one of those, the first thing I change is communication. The sellers finally know what is happening, what is next, and why. That trust is what carries a deal through the hard weeks.
Here's what's next
You have heard that phrase from me before, and you will hear it again. My clients always know what the next step is, because I tell them before they ask. That is follow-up as a system, not a personality trait: every client has a next step, every deal has a next step, and somebody has to be the one who says it out loud.
What follow-up looks like after closing
The relationship does not end at the closing table. I check in after move-in, at the one-year mark, and every time the market shifts in a way that matters to you. When you are ready to buy again, sell again, or help a family member, you already know who to call.
