How do I sell my home?
Selling a home comes down to five steps: price it right, prepare it well, market it hard, manage the showings and offers, and negotiate to the closing table. That is it. Everything else is detail work inside those five steps, and the detail work is where experience shows up.
After 29 years and more than 1,800 closings, I can tell you the homes that sell fastest are rarely the fanciest ones. They are the ones priced honestly, presented cleanly, and marketed to the right buyers from day one.
Step 1: Price it right from the start
The first offer window matters more than any other. Homes that are priced correctly at launch get the most showings, the most attention, and the strongest offers in the first two to three weeks. Homes that start too high sit, and a home that sits develops a story that is hard to shake.

Step 2: Prepare and stage with purpose

A listing is only as good as the buyers who see it. We use the MLS, professional photography, and our referral network, which matters more than any ad budget: 98% of our business comes from past client referrals, and those clients tell their friends where to look.
Step 4: Manage showings and offers without the stress
