This is the exact order of operations I walk every buyer through. Skip a step and it costs you later. Do them in order and the process feels easy.

Get pre-approved

The single most important step. A pre-approval tells you exactly what you can borrow, what your payment looks like, and which homes are actually yours to buy.

Set your budget

Beyond the price, plan for taxes, insurance, and closing costs. We run the real monthly numbers so there are no surprises at the table.

Tour with a plan

Loan programs start around 3% to 5% down, and eligible veterans can buy with no down payment through a VA loan. Texas also has down payment assistance programs for qualified buyers. The bigger number to plan for is the total monthly payment, including taxes and insurance.

Nobody can time rates with certainty, and waiting has a real cost: prices and rents do not stand still. The smarter move is to buy when you are ready at a payment you can live with, then refinance if rates drop. Your lender can run both scenarios so you can decide with facts.

From an accepted offer to closing, a typical purchase takes about 30 to 45 days. Before that, the timeline is yours: pre-approval takes a few days, and finding the right home takes as long as it takes.

A pre-qualification is a quick estimate based on what you tell a lender. A pre-approval means the lender has verified your income, assets, and credit and will commit to lending you a specific amount. Sellers take pre-approved buyers far more seriously.

It happens, and it is fixable. We can renegotiate the price, ask the seller to make up the difference, or in some cases walk away. The key is knowing your options before the appraisal, which is exactly what we prepare for.
